Financial Impact

Depending on the condition of each individual property, the County may incur expense(s) relative to the engagement of outside vendors’ services to secure the properties or to remove abandoned household items. Costs at this time are unknown. Sale of the properties will generate revenue to the County to offset the loss of real property taxes that went unpaid on these properties prior to the County acquiring legal title. The amount of revenue that may be generated is unknown at this time. The following values of these properties are listed on the most recent tax roll prior to the County acquiring legal title: A. Estimated Fair Market Value: $ 200,400 B. Total Assessed Value: $ 189,500 C. Total Improvement Value: $ 106,900 D. Total Land Value: $ 82,600 E. Total Tax: $ 5,321

              WHEREAS, in 2017 and pursuant to Secs. 2-463 and 2-464 of the Chippewa County Code of Ordinances and Sec. 75.521 of the Wisconsin State Statutes, the County acquired legal title to certain properties by virtue of the Judgment In Rem 2017 No. 1 for Foreclosure of Tax Liens dated October 23, 2017, and recorded on October 24, 2017 as Document #872691 in the Chippewa County Register of Deeds Office; and

 

WHEREAS, pursuant to Sec. 2-464(e)(4) of the Chippewa County Code of Ordinances, the Tax Deeded Land Retention and Sale Committee is to recommend to the County Board those tax deed lands which should be offered for sale to the public as well as the tax deed lands acquired by foreclosure of tax certificates by action in rem which should be retained by the County; and

 

WHEREAS, the Tax Deeded Land Retention and Sale Committee recommends that the following described Chippewa County tax deed lands, acquired in 2017 by the County pursuant to the above-referenced Judgment In Rem 2017 No. 1 for Foreclosure of Tax Liens, be offered for sale pursuant to the provisions of Sec. 75.69, Wis. Stats., and Sec. 2-464 of the Chippewa County Code of Ordinances:

Stats., and Sec. 2-464 of the Chippewa County Code of Ordinances.

 

Recommended for Approval by the Tax-Deeded Land Retention and Sale Committee.
